Property Manager
Job Responsibilities
We are seeking an experienced, detail-oriented Property Manager to oversee the daily operations of a luxury beachfront estate. This role is responsible for maintaining the property to the highest standards, with a strong emphasis on managing smart home technology and integrated systems. The ideal candidate will be well-versed in modern home automation platforms, including security, lighting, climate control, and entertainment systems, ensuring seamless operation and timely updates or maintenance. In addition to managing these systems, the Property Manager will coordinate all aspects of property maintenance—landscaping, pool and spa care, HVAC, plumbing, and electrical—while supervising vendors, contractors, and service providers to ensure all work meets the estate’s standards of excellence.
The role also includes managing household maintenance schedules, tracking expenses, overseeing budgets, and maintaining readiness whether the home is occupied or not. The Property Manager must ensure the estate is always guest-ready and capable of supporting the principals’ lifestyle with discretion and professionalism. Strong organizational skills, technical proficiency, and the ability to anticipate and respond to needs quickly are essential. Flexibility with scheduling, availability for emergency situations, and prior experience with coastal or oceanfront properties are highly preferred.
Qualifications & Requirements
The ideal candidate will have a minimum of 5 years of experience managing high-end residential properties, preferably luxury or oceanfront estates. A strong background in facilities management, vendor coordination, and preventative maintenance is essential. Hands-on experience with smart home technology and automation systems—such as Lutron, Crestron, Savant, or Control4—is required, along with a solid understanding of integrated security, lighting, and climate control systems. Candidates must possess excellent organizational and communication skills, with the ability to manage budgets, track expenses, and oversee multiple projects simultaneously. A proactive, solutions-oriented approach and a high level of discretion and professionalism are critical in this role. The candidate must be comfortable working independently, liaising with homeowners, household staff, and service providers. Flexibility in scheduling, including availability during weekends, holidays, and emergencies, is required. Familiarity with the demands of maintaining a coastal property, including the effects of salt air and humidity on infrastructure and finishes, is highly desirable. A valid driver’s license, clean driving record, and legal authorization to work are also required.
